Somersett Owners Association has switched it's Management company to RMI Management.  The SOA offices are still located in the Town Square but you must change your payment information as follows:

If you were having your assessment payments automatically debited from your bank account (ACH Withdrawn) each month by AMI, this will be discontinued immediately.  With the change in management, RMI Management requires you to complete a new ACH Surepay form with a voided check and return it to The Club at Town Center.  Once the form is received, the new ACH withdraw will not take effect until March 1, 2011.  Thus, it is important that you pay your assessment for January and February by sending your payment

"Multiple Offers", that is correct last week 8645 Tom Kite went on the market and had a full price cash offer within hours but lost out to a $40,000 over asking price offer. It was located on the golf course and had some very nice landscaping with great views.What we are seeing in Somersett is if a quality house comes on the market either on the golf course or with a good view it will sell and probably very quickly.

The homes that have had a hard time selling are the "5700 square foot Mc Mansions" that Toll Brothers built on small lots that back up to rock walls. What is the big deal, sure you will have a $600 per month utility bill and your kids will get some scrapes and bruises from running into the walls, but you did help Toll Brothers stock. The

After about two years of  being gone they are back, just like a line from the Godfather Three. "Just when I thought I was out, they pull me back in". There is definitely enough demand in Somersett for some new product.  They will be offering 3 -two story floorplans that will be starting around $329,000 and ranging from 2512 square feet to 2895 square feet. You can already see some sticks in the air on Back Nine Trail, this is the new model for Mountain Crest II.

They are also building a Sonterra floorplan next door and will be doing two single story floorplans and 3200 and 3600 square feet, these homes will start in the upper $300's. They are expecting the model to be up and running sometime in August.

eagle_388Some of you may have noticed a new sculpture at the Somersett East Park, and if you haven't you should!  This Golden Eagle sculpture is a beautiful addition to the park and is 25 feet tall and is constructed from both new and recycled materials.  The artist, Bryan Tedrik holds a BFA in sculpture from the San Francisco Art Institute. His artwork is featured in many public and private art collections. “The process of creating the piece was entirely spontaneous and a result of harmonious balance, both physically and visually. The most challenging part was creating the tail. It was worked and reworked until the balance was perfectly centered over the bearing,” said Tedrick.  Somersett residents can often see a pair of Golden Eagles soaring…

 You probbaly have heard about the approximate 500 earthquakes that hit the Somersett Mogul area just west of Reno. They started in February and ended in May, they were very unsettling to have lived through. Most of the quakes were a magnitude 1 or 2 but on April 25, 2008 there was a 4.7 that hit at 11:40. We had a lot of broken glass and pictures that fell off the wall.

We ended up with about $1000 worth of cosmetic damage to sheetrock and corner beadings. The good thing that came out of this is when Im showing houses in the Somersett area you can see that these homes have been through some serious seismic activity and the majority of the homes have faired very well.
